Write a construction contract between an Owner and a contractor for the construction of a two car garage complete, with electrical and stub outs for water. The contract must contain the essential clauses (and Red Flag provisions) that you would like to see in a contract that is for your benefit and your protection. Additionally as this is a residential project there are certain clauses that must be included. Refer to the “What A Contractor Should Include in a Residential Construction Contract/Binding Agreement” posted for this class. Also, include the essential elements of a contract. You will need to include Red Flag Provisions for the Owner :What are these? RFPs are provisions in a contract that should alert a party to a contract of a provision that is important enough to take note of before you sign (execute) a contract. They are provisions that should be negotiated to be fair to both parties. These provisions contain language that may affect you later on. It is mostly the consequences of entering into a contract that contains RFP that make you realize later on you should not have executed the contract, or you should have negotiated the RFP beforehand. Note: The contract must be typed. A drawing even if it is a simple plot plan is essential to this exercise.Hint: Incorporate by reference any documents that you attach including but not limited to the plot plan, a list of materials etc…. The contract does not have to contain a lot of “legalese” to be valid and enforceable, but it needs to be in your own words in the correct orderThe contract must look like a contract .doc file
